What the platform does
An end-to-end walkthrough of the work the platform handles — from importing your rent roll through generating audit-ready exports, configurable for any income-restricted program.
How the platform works

Get your data in
Start with what you already have. Import your existing rent roll and resident reports — the platform reads them directly without a manual data-entry pass. Then send residents a structured income intake form in one click; the platform tracks who's complete, who's outstanding, and who needs a follow-up — without your team chasing.

Qualify residents
As residents submit pay stubs and supporting documents, we extract the figures, run the AMI math, and surface the classification for your team to review. When a household qualifies, generate a Tenant Income Certification (TIC) from that data, send it to residents for electronic signature, and store the signed TIC against the lease.

Know where you stand
Unit-level data rolls up into a live compliance dashboard tuned to your program's specific requirements — AMI set-asides, rent caps, recertification cadence. The dashboard updates as residents move in, qualify, recertify, and move out. No spreadsheet to rebuild. No status meeting to assemble it.

Plan your next moves
Before signing a new lease or a renewal, see exactly how that decision will affect your compliance picture. Combine multiple proposed leases into a single scenario and project the resulting compliance state. Decide with the math done, before you've signed.
What's in the platform
The capabilities you'd expect to see in a working compliance platform, organized by what they actually do.
Snapshot import
Read rent rolls and resident reports from your property management system directly into the platform — no manual data entry. New imports are reconciled against existing data so nothing is lost between snapshots.
Structured income intake
Send residents a structured income intake form via email or text link. Real-time status tracking surfaces who's complete, who's outstanding, and who's stalled — without your team chasing every household.
Income verification & AMI classification
Resident-submitted pay stubs and supporting documents are extracted and reconciled into annualized income. The platform runs the AMI math against your property's program rules and surfaces the classification for your team to review.
TIC e-signing
Generate Tenant Income Certifications from the qualified income data. Send to residents for electronic signature. Signed TICs are stored against the lease with a complete audit trail attached.
Recertification cadence
Track recertification due dates against each program's required schedule. Upcoming recerts surface before they go stale — no calendar to maintain manually, no recert that quietly drifts past its window.
Audit-ready documentation
Generate complete audit packets on demand. Every income decision, every TIC, every recertification — organized by unit, with full supporting documentation, ready to hand over the moment an audit lands.
Built program-agnostic
Configurable across programs — not separate products
The platform is built program-agnostic. State property tax abatements (North Carolina, South Carolina, and others), federal lender programs (most notably Fannie Mae's Sponsor-Initiated Affordability commitment), and other income-restricted programs are all supported as configuration of the same platform — not as separate products bolted on.
The day-to-day work an operator does is consistent across programs; what varies are the specific thresholds, rent caps, recertification cadences, and reporting formats. The platform handles those differences as configuration. Operating a property under a new program? Add it; the workflow stays the same.
